Here’s how I approach the conversation.

I’ll ask what you want to happen, what you’ve already tried, and whether there are any dates we need to understand.

If selling is worth considering, we’ll look at what each path could mean for you, including what may remain after mortgage balances and other costs. If I’m interested in buying the property, I’ll be clear about that. If another path makes more sense, I’ll say so.

No. The initial conversation is about understanding your situation and the options you may want to explore. You are not agreeing to sell or hire me by reaching out.

Does the consultation cost anything?

The initial consultation with me is free. If you later choose a listing, sale, or separate professional service, any applicable fees and terms would need to be reviewed as part of that arrangement.

Will selling directly leave me with more money?

Not necessarily. Selling on the market may leave you with more. A direct sale may offer convenience or timing that matters to you. We need to compare the actual numbers and terms for your property.

What if I have nowhere to go after selling?

Tell me that at the beginning. We can discuss what you might have left after a sale, the timing of closing and moving, and what you would need for your next housing step. Those details are part of deciding whether a sale makes sense for you. I cannot promise replacement housing or that you can remain in the property after a sale.
